The second of our small-lot subdivision projects, 758 Sunset proposes 2 stand-alone houses in an in-fill (RD-1.5) lot.  Situated in a dense and eclectic block between Lincoln Boulevard and the beach, 758 Sunset offers proof that ambitious design (and increasing density) can go hand-in-hand with the goal of preserving neighborhood character.  With unit count commensurate with its duplex zone designation and a max building height well below that of its adjacent neighbor, the project exemplifies appropriately-scaled development.  By weaving contextual elements (pitched roofs, eaves, overhangs, wood cladding, balconies, and overhangs, and porches) into a coherent modern composition, the project presents a progressive vision for the existing built fabric. 

 

10-19 Architecture guided the project through an intensive review/entitlement process (5 separate public hearings).  With 10-19 Architecture serving as the representative/agent at each step, the project won the endorsements of City Planning, Area Planning Commission, Council District Office, full City Council, as well as the California Coastal Commission.

Construction for the project was completed in 2019.
